A REAL JOURNEY. NOT A SALES PITCH.

Hi, I'm Mike.

I'm an American moving to Koh Samui to lease land and build two villas. I documented the whole process while going through it. This guide is for you if:

  • You're a foreigner thinking about buying or leasing property in Thailand
  • You've heard foreigners can't own land and want to know what you can do
  • You'd rather learn from real experience than a sales pitch

FROM THE FIRST PLOT TO THE LAND OFFICE

What's inside

Five steps. One clear path.
  1. Finding and negotiating:

how I sourced the plot, what I negotiated, and what to put in the reservation agreement

  2. Due diligence:

what my attorney checked, what the report cost, and what to ask about the survey

  3. The lease and the side agreement:

what goes in each document and what doesn't

  4. Escrow:

how the money was protected until the deal was done

  5. Closing day:

how land office registration works and what you walk away with

Plus printable checklists and a breakdown of my actual costs.

Thailand land lease for foreigners: FAQs

Researching a Koh Samui land lease or whether you can buy land in Koh Samui? Start with these essentials for foreigners considering property in Thailand.

Can foreigners own land in Thailand?

Generally no. Foreigners typically use a long-term lease and may own the structure built on it. Always confirm your situation with your own Thai attorney.

How long is a land lease in Thailand?

A registered lease is typically up to 30 years. Renewal terms usually depend on a separate agreement, which Thai law does not guarantee, so it relies on trust and good legal advice.

What is due diligence on Thai land?

Your attorney checks the title deed, ownership, encumbrances, access, zoning and boundaries before you commit.

What is escrow in a Thai land deal?

A licensed, neutral escrow agent holds the money until the agreed conditions, such as lease registration, are met. Your attorney can help you confirm the arrangement.

Is nominee ownership legal?

No. Nominee arrangements are illegal in Thailand and carry serious risk.

Is the guide really free?

Yes. Enter your email and download it right away. It is also available in Thai.
